The Appraisal Process

Step 1. The Inspection
An interior and exterior inspection of the property is completed and includes house measurements, dwelling style, age, condition, features, upgrades, quality of construction, photos and maps. A location analysis is performed to determine any adverse influences, value trends, detrimental factors that may affect value.

Step 2. Data Collection and Analysis
Information regarding the city, neighbourhood, services, amenities, land use, property assessment and taxes, all pertinent data on the subject property, history search on the subject, current market data are gathered and analyzed.

Step 3. Approaches to Final Estimate of Value
The Cost Approach and Direct Sales Approach to value are completed according to accepted professional methods and standards set forth by the Appraisal Institute of Canada. Each approach produces an indication of value for the subject property and are correlated to a single conclusion of market value based on the quality and quantity of data available.

Step 4. Appraisal Report Forms
A variety of report forms are available to meet the needs of the client. Report size varies from 5 to 25 pages in length. Reports are prepared and include interior and exterior photos, city and neighbourhood maps, site map, comparable sales map, building sketch, description of the subject property, neighbourhood analysis, value calculation analysis, conclusions of value and signature certification. The outcome of the appraisal is communicated to the client by email and/or delivered hard copy.
